Double glazing quotes in Newham
Double glazing in Newham starts with free written quotes from local installers who cover your E6, E7, E12, E13, E15 or E16 postcode, for acoustic glass, sash windows, sealed units and repairs. Under the London City Airport flight path, the airport's Sound Insulation Scheme can fund or contribute to the glazing, so check it before you pay.

What changes a Newham double glazing quote
Six things change a Newham quote: airport noise, the airport's glass specification, Article 4 streets, Victorian sashes, flats and private renting. Name yours when booking the survey.

London City Airport
Does London City Airport pay for double glazing in Newham?
Yes, for eligible homes inside its noise contours. London City Airport's Sound Insulation Scheme treats living rooms and bedrooms in three tiers, and pays the full cost of high-performance double glazing in the tier closest to the airport. The airport sits inside Newham itself.
| Tier | Daytime noise contour | What the airport offers |
|---|---|---|
| Tier 1 | 57 dB LAeq,16h | Single glazed homes: secondary glazing or thermal double glazing, plus acoustic ventilators. Double glazed homes: acoustic ventilators only. |
| Intermediate tier | 63 dB LAeq,16h | Secondary glazing fitted by the airport, or an index-linked contribution towards high acoustic performance double glazing that you arrange yourself. |
| Tier 2 | 66 dB LAeq,16h | The full cost of high-performance double glazing. |
Acoustic consultants reassess the contours yearly, and the airport lists eligible properties in its Annual Performance Report each July, then contacts the owners. Bought or rented an untreated home? Email sound.insulation@londoncityairport.com with the address and the freeholder's details.
Newer homes can be excluded: the scheme page gives a planning permission cut-off of 21 July 1998, the intermediate tier guide 27 April 2016. Homes already built to an equal acoustic standard get nothing extra, so ask the airport which rule covers your address.
Acoustic glass
Acoustic glazing quotes to the City Airport specification
An intermediate tier quote has to name one unit: "10mm glass /20mm cavity/6.8mm acoustic laminated glass within a UPVC or aluminium frame". The airport pays its contribution only after fitting, and only when the evidence matches that specification. Its guide is blunt about vents: trickle ventilators "are not permitted, and the contribution will not be provided if these are installed".
- Email the airport before any survey, so your interest in the contribution is recorded.
- Ask each installer to quote the 10/20/6.8 mm unit by name, in a uPVC or aluminium frame.
- Ask for sound attenuating ventilators in place of trickle vents, with their data sheets.
- Send the airport the specification for approval before fitting starts.
- Keep the invoices or delivery notes that state the window and frame specification.
Any other unit needs equivalent acoustic performance and the local authority's approval, so agree a swap with the airport first.

Planning
Do you need planning permission for new windows in Newham?
You need planning permission to replace windows on houses in Durham Road, Romford Road and Woodgrange, the three Newham conservation areas under Article 4 directions. Newham Council lists "Replacing windows, doors and roof materials" as work that needs consent there.
Newham's other six conservation areas are East Ham (E6), Forest Gate Town Centre (E7), Stratford St John's, Sugar House Lane and University (all E15), and Three Mills (E3). There, the council says you "may need to apply for planning permission" for changing windows; its written pre-application advice is free for householders.
On the Woodgrange Estate, uPVC sashes can pass. The council's Woodgrange Design Guide (October 2022) says replacements "should be double-hung sliding sashes". It prefers timber but accepts uPVC sashes "where it can be demonstrated that there will be no discernible difference to original timber sash windows". It names three details as essential: the deep bottom rail, a slim mid rail and run-through horns.
- Ask for a heritage uPVC sash quote and a timber sash quote for the same openings.
- Ask whether the quote includes the full product specification and annotated 1:20 drawings the council requires.
- Ask for rear extension windows as a separate line, since the guide allows other designs there.
Listed buildings and the national rules are covered in planning permission for windows.

Victorian homes
Sash window quotes for Newham's Victorian streets
Newham's older homes have the weakest energy ratings: 22.4% of its homes built before 1929 reach EPC band C or above, against 67.2% of all Newham homes (ONS, to March 2025). Newham has more pre-1919 and more post-2000 homes than London, and few from between the wars.
| Built | Newham | London |
|---|---|---|
| Before 1919 | 37.0% | 29.1% |
| 1919 to 1939 | 5.0% | 22.2% |
| 2000 onwards | 28.8% | 17.9% |
The Woodgrange guide lists four routes for an original timber sash:
- An overhaul with full draught proofing, so the sashes run, close and fit;
- Secondary glazing fitted inside the frame;
- Double glazed units set into the existing timber sashes;
- A new double-hung sash window detailed to match the original.
Get two routes priced side by side; sash window replacement compares all of them.

Flats and landlords
Window quotes for Newham flats and rented homes
A Newham flat needs the freeholder's written consent and often a planning application before new windows go in. 52.7% of Newham households live in a flat, maisonette or converted building (Census 2021). The Planning Portal: "You may need to apply for planning permission to fit new windows (such as double-glazing) in your flat or maisonette." Even the airport needs the freeholder's permission before its own works start.
Private landlords own a larger share of Newham's homes than the London average: 38.5% of households rent privately, against 30.0% across London. Privately rented homes must reach EPC C or an equivalent standard, or register an exemption, by 1 October 2030 (DESNZ, 21 January 2026). Building fabric is the main measure.
- Read the lease for who owns the window frames.
- Get the freeholder's consent and any window specification in writing.
- Ask installers for the U-value or Window Energy Rating of each unit, for the next EPC.
Licences for alterations are explained in replacing windows in a leasehold flat.

Repair or replace?
Repair or replace? Misted units in newer Newham homes
Replace only the sealed unit when the glass has misted and the frame is sound. 28.8% of Newham properties date from 2000 or later (VOA 2025), so ask for a sealed-unit price before agreeing to new frames. Replace the whole window when the frame has failed, or when you claim the airport contribution, which pays only for windows built to its specification.
- Misted pane, firm frame: a new sealed unit, with its own guarantee;
- Stiff or rattling sash: an overhaul priced beside new sashes;
- Rotten timber or cracked uPVC: a full replacement, after a permission check on Article 4 streets.

How to check a Newham double glazing company
Check a Newham installer on three registers, and ask for the certificates London City Airport recommends: FENSA certification, plus a Building Regulations Compliance Certificate for homes over 10 metres above ground.
- Look the firm up yourself on the FENSA or CERTASS register.
- Look it up on Companies House: the trading name, its age and any earlier names.
- Ask who backs the guarantee, for how many years, and get it in writing.
If you sign at home, you usually have at least 14 days to cancel, but made-to-measure windows can be an exception, so check the contract before you sign. The double glazing cooling off period guide has the detail, and how to choose a double glazing installer has the full checklist.

FAQ
Double glazing in Newham: questions answered
What happens after I ask for Newham double glazing quotes?
Local installers who cover your postcode contact you to book a survey and send written quotes. You compare them and choose, with no obligation to accept any.
Is there a government grant for double glazed windows?
London City Airport's Sound Insulation Scheme funds glazing for eligible Newham homes inside its noise contours. We found no Newham Council window grant when we checked on 1 October 2026.
Can I use my own installer for the City Airport contribution?
Yes. The intermediate tier contribution lets the owner appoint the contractor, but the airport pays only after fitting, and only for the 10/20/6.8 mm acoustic unit with sound attenuating ventilators and no trickle vents.
Can I fit uPVC sash windows in the Woodgrange conservation area?
Yes, with planning permission. Newham's Woodgrange Design Guide accepts uPVC sashes with no discernible difference from timber, including a deep bottom rail, a slim mid rail and run-through horns.
Is it worth replacing 20 year old double glazing?
Twenty year old double glazing is worth replacing once the frames fail, while misting alone calls for a new sealed unit. Under the flight path, check the airport scheme first.
How much should double glazing cost in the UK?
The price depends on window count, frame material and the glass specification.
