Double glazing quotes in Newcastle upon Tyne

Compare free written quotes from local installers who cover your NE postcode, for replacement windows, bays, sealed units and repairs. A third of Newcastle households live in flats, so if you share a Tyneside front, agree the plan with the flat above or below before anyone measures.

32.3% of Newcastle households live in a flat, against 22.2% across England (Census 2021)

What installers quote for

What can you get quoted for in Newcastle?

Newcastle installers quote for whole windows, bays, replacement glass and repairs, and you can ask for more than one option on the same visit.

  • Replacement windows in uPVC, aluminium or timber, casement, sash or tilt and turn.
  • Bay windows priced as one line, with the bay roof and any posts written out.
  • Glass-only or sealed-unit replacement for misted or cracked panes.
  • Repairs to hinges, friction stays, handles and locks.
  • Secondary glazing for listed buildings and homes that keep their original frames.

Doors are a separate trade for some firms. Ask the installer whether they fit composite or uPVC doors, especially on a Tyneside front with two doors side by side.

What changes a Newcastle double glazing quote

A Newcastle quote changes with flat ownership, shared bays, Article 4 and listed status, frame condition and the energy standard. Note the ones that fit your home on the form.

Tyneside flats

Replacement windows for a Tyneside flat in Newcastle

A Tyneside flat shares one front, and often one stacked bay, with the flat above or below, so the best quote covers both. The Tyne and Wear Historic Environment Record describes the type: pairs of flats in a two-storey terrace, built from the 1860s and 1870s, with "two front doors side by side, the left for the ground floor and right for upper". It adds that "many have a front bay window on both storeys".

32.3% of Newcastle households live in a flat, against 22.2% across England, and 6.9% live in a converted house or building, against 4.3% (Census 2021, TS044). That changes three things about the job:

  • Permission. Flats have no householder permitted development rights, so a change of look can need planning permission (GPDO 2015, Schedule 2, Part 1).
  • Consent. The Planning Portal says a leaseholder "may first need to get permission from your landlord or management company". Read your lease or title before the survey. Our guide to leasehold flat window rules sets out who has to agree.
  • Looks and access. Two bays one above the other read as one front, and the upper bay needs safe access from the street.

Ask your neighbour whether they want quotes at the same time, then ask each installer to price your flat alone and both flats together, match the frame colour and glazing pattern, and say how they reach the upper bay.

Planning

Window quotes for Newcastle conservation areas and Article 4 terraces

Newcastle windows need planning permission on the terraces where an Article 4 direction removes the right to make "the enlargement, improvement or other alteration of a dwelling house". Newcastle City Council lists directions of that kind on Summerhill Terrace, Winchester Terrace, Ravensworth Terrace, Swinburne Place, High Swinburne Place, Greenfield Place, Northumberland Gardens, Coronation Road and North Walbottle Road. At Dukes Cottages, Newburn, any development needs permission.

The city has 12 conservation areas: Brandling Village, Central, Framlington Place, Gosforth, Jesmond Dene, Leazes, Lower Ouseburn Valley, Northumberland Gardens, South Jesmond, St Nicholas Hospital, Summerhill and Walbottle. Newcastle also has 722 entries on the Historic England list, and replacing a window on a listed building needs listed building consent.

The Article 4 directions for parts of Jesmond, Sandyford and Heaton cover houses in multiple occupation, not windows. Leeds has the same kind of HMO-only direction, as our page on Leeds window quotes explains. Check your address on the council's historic environment map, then ask installers for photos of jobs on controlled Newcastle streets and whether they prepare drawings for an application.

Glass

What type and thickness of double glazing is best?

The best double glazing for a Newcastle home is the window with the lowest U-value or highest Window Energy Rating that suits the house, not the thickest unit. In England, a replacement window must reach a U-value of 1.4 W/m²K or WER band B at minimum (Approved Document L, Table 4.2).

Thickness alone does not show performance: the coating, gas fill, spacer bar and frame all count, and the U-value and WER add them up.

  • Ask what glass and gas fill the unit uses, so two quotes compare on the same terms.
  • Ask whether triple glazing fits your frames, and what the U-value gains over double.

Repair or replace

Sealed unit or new window? Repair and replacement quotes in Newcastle

A new sealed unit is enough when a Newcastle window has misted between the panes but the frame is sound, square and locks properly. Replace the whole window when the frame is warped, rotten or lets water in, or when the hinges and locks no longer hold the sash tight.

Newcastle's older homes already rate better than most: 37.0% of the city's homes built before 1929 reach EPC band C or above, against 21.8% across England (ONS, table 2c). Find out whether the frames have failed or only the glass before paying for a full set.

  • Ask for a sealed-unit price and a whole-window price on the same quote.
  • Ask whether the new units carry their own guarantee, separate from the frame.
  • Ask the installer to check the hinges, handles and seals while they are there.

How to choose a Newcastle double glazing company

Choose a Newcastle installer who passes four checks before the survey, not after the deposit. Our guide on how to choose and check a double glazing installer explains why each one matters.

  1. Look the company up on the FENSA or CERTASS register, which covers replacement windows in England.
  2. Check the company on Companies House: status, age and registered address.
  3. Ask whether the guarantee is insurance-backed, so it survives if the firm closes.
  4. Read reviews on two or more sites and note how the firm answers complaints.

Ask what deposit the installer wants and when the rest falls due. Our guide on the double glazing deposit explains what is normal. If you sign at home, you usually have at least 14 days to cancel, but made-to-measure windows can be an exception, so check the contract before you sign.

FAQ

Newcastle double glazing questions

Is there a grant for double glazing in Newcastle?

Newcastle upon Tyne is on the government's July 2026 list of councils funded for Warm Homes: Local Grant, and double or triple glazing is an eligible measure. Ask Newcastle City Council whether your home qualifies.

Can I replace windows in a Tyneside flat without the other flat's consent?

Your own lease or title decides that, not the other flat, so read it first. Some leases need the freeholder's consent, and flats have no permitted development rights for a change of look. Agreeing a matching style with your neighbour avoids a mismatched front.

Which double glazing company is considered the best in the UK?

No company is the best in the UK for every home. For a Newcastle job, the best one is registered with FENSA or CERTASS, offers an insurance-backed guarantee and writes your windows, glass and energy rating into the quote. Compare three written quotes before you choose, and read how to choose double glazing installers.

Is it worth replacing 20 year old double glazing?

Replacing 20 year old double glazing is worth it when the frames are failing; when only the glass has misted, a new sealed unit in the old frame does the job. Ask for both prices before you decide.

What type of double glazing is best?

The best type of double glazing is the one with the lowest whole-window U-value or the highest Window Energy Rating for your budget, and England's minimum for a replacement window is 1.4 W/m²K or WER band B.

What thickness of double glazing is best?

No single thickness is best, because the glass coating, gas fill, spacer and frame decide performance; compare the U-value or WER on each quote instead of the unit width.

What are the disadvantages of double glazing?

Double glazing brings a few downsides: sealed units can mist years later, tighter frames reduce background ventilation unless trickle vents are fitted, and new frames can jar on a period front. In a Tyneside flat, one owner's new windows can also clash with the flat above or below.

How much should I expect to pay for double glazing?

The price depends on how many windows, bays and units your quotes cover, and our sister site sets out what double glazing costs in Newcastle.
